Crusthaven.com, an internet landmark, is now for sale. The owners have decided to put the site on the market with a million dollar price tag. Money from the sale of the website will be used to purchase 800 acres of land and build a community center for the 200+ homeless members of the online community.
“Preachur,” the original builder and primary owner of Crusthaven said: “I am sick of watching my friends and family die on the streets. I am sick of seeing the Earth suffer because people aren’t living green. Selling Crusthaven will allow us to establish a community on damaged land that is Earth-friendly. It will give the crusty tribe a place to live. We will never have to be homeless again, and we will turn desolation into paradise. Whoever decides to buy Crusthaven will be a real hero.”
Established in 1996 at a public library, Crust Haven was originally built on Angelfire and Firefly as a free message board and community group site for homeless gutter punks a.k.a. “crusties.” By 1999 the site had developed into a full-fledged community with interactive stories, free email hosting and even featured a web-based instant messenger service called “CrUsThAvEn Communicator.” At the time it was the only instant messenger that could effectively be used from public libraries since it required no downloads or plug-ins to function. In 2001 the domains crusthaven.com and crusthaven.org were purchased as the primary domains. Crusthaven.org was lost in 2002 due to lack of funds, but has since been re-purchased.
Crusthaven is a high-traffic site. In 2003 it was featured in an article in Rolling Stone Magazine. After that the site quickly gained in popularity. Extensive promotions and submissions by it’s administrators have given it great search engine rankings and hundreds of in-links.
After a recent re-build and remodeling the site has many features comparable to MySpace and Facebook. People have a profile with a friend list, personal photo albums, they can create their own groups that others can join, etc.
However, the website isn’t just an effective community site. When asked what else it can do Preachur was happy to elaborate:
“Crusthaven can do almost anything. There are 70 modules that can be activated through the administration area and more can be installed any time. It is capable of creating and maintaining many directories and databases… The site can be a store, a company site, a customer service center. It’s purpose can be changed with a few mouse clicks. It has live help capabilities with real-time visitor tracking. It has 2 banner systems and partner and client software. It has advanced survey and polling software for marketing research and even has development software installed to create unlimited business applications. It really is a powerful tool. Not only that but the site is so interactive that visitors always come back. Classifieds, forums, news, chats, stores, directories, addresses, links, statistics, advertising, marketing, selling, buying, tracking, linking…. You name it it can probably do it. It has a variety of editors to choose from including WYSIWYG, so even a child could run it. It has a theme system that is easy to customize. Users can choose their own theme if you choose, or you can turn that feature off and use any one theme you want and change it any time yourself with 2 clicks in administration section. It even has built-in security software to protect against a wide variety of hack attacks. It’s a great site. I will be happy to help the new owners re-launch it for whatever purpose they choose.”
So that’s the story. A great site for sale for a great cause. 209 homeless members are waiting for homes. The sale of this well-established website will accomplish that goal. You are invited to stop by today and show your support: http://crusthaven.org

But the court order process for structured settlement sales also takes into account the interests of dependents of the petitioners. According to Keith Mayer, vice president of customer service for J.G. Wentworth, “When we purchase structured settlement payments, the courts are directing that a portion of the proceeds be allocated to various state human and child welfare service agencies. These funds represent back-dated obligations that otherwise probably would not have been paid.”
Mr. Mayer said that from 2003 to 2007, J.G. Wentworth made more than $ 2.7 million in payments to state agencies on behalf of its client’s payments, primarily comprised of past due child welfare and other support payments.
“Development of this legislation represents one of the rare occasions when the interests of the judiciary, state regulators, business and consumers lined up nearly perfectly,” said Mr. Mayer, who has worked with structured settlement owners before and after the advent of judicial regulation. “As a result, our support for judicial review remains as strong as ever and our experience across tens of thousands of transactions is that consumers, once they are educated on the value of that review in protecting their own interests, agree.”

Deed And Record is a website promoted by Mark W. Bidwell to prepare quit claim deeds to fund trusts, add or remove a spouse, and non-probate death transfers by affidavit. A loans due-on-sale clause affects any transfer, but in many situations Federal law preempts the clause to protect consumers.
A real property loans due on sale clause protects the lender from a new owner who may not be qualified for a loan of his or her own. The clause allows the bank or financial institution to declare a loan or mortgage immediately due and payable any time real property is sold or transferred without the lenders prior written consent.
But the due-on-sale clause is broad and includes any change in title even when ownership has not changed. The clause also includes partial changes in ownership. To prevent abuse Federal law preempts this broad application of the due-on-sale clause on residential real property containing less than five dwelling units in the following transfers.
a transfer by affidavit on the death of a joint tenant or tenant by the entirety
a transfer to a relative resulting from the death of a borrower
a transfer to the spouse or children of the borrower
a transfer resulting from a decree of a dissolution of marriage or divorce, by which the spouse of the borrower becomes an owner of the property;
a transfer into an inter vivos trust (also known as a living trust)
In all other transfers the lenders prior written consent must be obtained. This includes residential property transfers to a business entity such as a corporation, limited liability company, or limited liability partnership and lifetime transfers to any person who is not a spouse or child. Any title change or transfer in commercial property, residential real property of five or more dwelling units and apartments requires prior written consent.
The term real property loan means a loan, mortgage, advance, or credit sale secured by a lien on real property, the stock allocated to a dwelling unit in a cooperative housing corporation, or a residential manufactured home. For more information on real property loans, quit claim deeds, affidavits of death, and tax transfer documents go to the Deed And Record website.
Deed and Record is an online service to prepare quit claim deeds for real property transfers into or out of trusts, remove former spouses, gifting and post death-non-probate transfers. The Online Service records deeds it has prepared with the appropriate government agency. Deed and Record does not offer legal advice or services.
Deed and Record markets through websites, primarily, DeedAndRecord.com. The owner of the websites is Mark W. Bidwell, Attorney at Law and CPA Inactive. Office is located at 18831 Von Karman Avenue, Suite 270, Irvine, California 92612. Phone number is 949-474-0961. Email is Mark(at)DeedandRecord(dot)com.

Fort Lauderdale, FL (PRWEB) January 30, 2012
AutoUSA Internet Sales Solutions (http://www.autousadealers.com) announced today that Dick Brooks Honda in South Carolina has generated an average of 60 showroom visits per month using one of AutoUSAs products, ShowProS, powered by HookLogic. ShowPro is an incentive marketing program that offers consumers a $ 25 gift card for showing up at a particular dealership. In the four months after implementation of ShowPro, Dick Brooks Honda attributed 57 sales to the program, with an average cost-per-sale (CPS) of less than $ 100 per vehicle sold. Overall, Dick Brooks Honda continues to achieve a 35% lead-to-sales rate and a conversion to sales rate of 59% using ShowPro.
ShowPro has been the exact tool we needed to motivate online shoppers to visit our showroom first before heading to other dealers, says Leah Hooks, Director of Marketing & Advertising with Dick Brooks Honda.
Dick Brooks Honda is located in Greer, a small town between the two metro cities of Spartanburg and Greenville. The location has presented challenges in getting customers to drive out of their way to visit the showroom. By focusing on customer service and a friendly, soft sales approach, Dick Brooks Honda has built a great reputation, but attempts to expand market share have been met by aggressive price-lowering tactics from competitors.
Last year Leah was searching for something to entice customers to their showroom, but didnt know what would work until her AutoUSA sales representative presented the ShowPro solution. Im not so sure if someone had randomly pitched this product if I would have considered it, says Leah. But the reputation of AutoUSA and the cost effectiveness of the product as an overall package with their other Internet solutions we use, such as leads and Craigslist inventory listings, was a real draw. Another motivator for Leah was that AutoUSA guarantees geographical exclusivity, so their same-brand competitors cant offer the same incentive.
Dick Brooks Honda implemented ShowPro in August 2011. When customers are viewing inventory on the Dick Brooks Honda web site, a web overlay appears offering them a selection of gift cards upon visiting the showroom. When the customer brings a coupon code into the showroom, a salesperson enters the code into a simple web interface and the gift card is fulfilled off-site and mailed to the customer.
Of every 100 customers that fill out the web form, an average of 35 show up at the dealership. Most of our customers dont have to drive real far out of their way, says Leah, but I have had customers come from as far as North Carolina.
The gift card amounts are not so substantial as to appeal to customers looking for freebies, but they are enough to encourage serious, in-market customers to go out of their way. And because Dick Brooks Honda has a 59% conversion rate for gift card redemption into sales, Leah says the cost of the gift cards themselves is inconsequential.
One of the great things about ShowPro is that it delivers an ROI that is easy to track as the leads come in from the dealers own web site, as well as from other sites that AutoUSA delivers leads from, said Mike Shawd, Vice President of AutoUSA. The results that Dick Brooks Honda have achieved with ShowPro are typical of what we hear from many other dealers.
For Dick Brooks Honda, the ShowPro incentive program has worked exactly as hoped, drawing new customers from nearby cities to the showroom and giving their salespeople an opportunity to show up the competition.
To learn more about ShowPro, visit Booth #1415 at the NADA Convention & Expo in Las Vegas, February 3rd 6th; or view a ShowPro demo on http://www.youtube.com/AutoUSADealers
